This is general information rather than specific advice; the right approach depends on your home and your goals. Our role is to price honestly, prepare the property well, and negotiate on your behalf so you can move on your timeline.

  • Pricing. The right asking price reflects what comparable homes in the area are actually achieving, the condition of your home, and current demand. Pricing to the market, rather than to a hope, tends to bring stronger interest early — which is usually when a listing draws the most attention.
  • Presentation. Before going to market, it's worth addressing the small repairs, decluttering, and cleaning that let buyers see the home at its best. Good photography and an accurate, well-written description help the listing stand out wherever buyers are looking.
  • Marketing. Getting the listing in front of the right buyers and being responsive to showing requests keeps momentum up while interest is highest.
  • Negotiation and contract. When offers come in, we walk you through price, terms, the option period, financing, and timing — not just the headline number — so you can compare offers on their full merits.
  • Through to closing. Once you're under contract, inspections, the appraisal, and the buyer's financing all have to come together. Staying on top of those milestones keeps the sale on schedule.
