By accessing or using thredrealty.com (the "Site") operated by THRED Realty (the "Brokerage"), you agree to be bound by these Terms of Use ("Terms"). If you do not agree, do not use the Site.

The Brokerage may revise these Terms at any time by updating this page. Continued use of the Site after a change constitutes acceptance of the revised Terms.

2. Use of the Site

The Site is provided for your personal, non-commercial use — including review of brokerage services, contact with the Brokerage, application to sponsor a license, and submission of property inquiries.

You agree not to:

— Use the Site in any way that violates law or these Terms
— Use any robot, scraper, or other automated means to access the Site for any purpose without our prior written consent
— Interfere with the Site's operation, attempt to circumvent security features, or transmit malicious code

Property information, listings, photos, prices, availability, and any related data displayed on the Site are believed accurate but are not guaranteed. Nothing on the Site is an offer to sell or lease real property. All transactions require an executed written agreement that satisfies the Texas Statute of Frauds and applicable TREC-prescribed contract forms.

You may view, print, and download Site content for your personal, non-commercial use only. Any other use — including reproduction, modification, distribution, or republication — requires prior written consent from the Brokerage.

Any information you submit through the Site (contact forms, property inquiries, applications, messages) is subject to our Privacy Policy.

By submitting information, you represent that the information is accurate and that you have the right to share it. The Brokerage may use submitted information to respond to your inquiry, fulfill your request, and operate brokerage services. The Brokerage does not claim ownership of submitted information beyond the licenses granted in our Privacy Policy.

6. Disclaimer of warranties

THE SITE AND ITS CONTENT ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WITHOUT LIMITATION WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, OR ACCURACY.

The Brokerage does not warrant that the Site will be uninterrupted, error-free, or free of harmful components, or that Site content will be accurate or current at any given time. Property information, market data, and similar content may be incorrect or outdated. Verify all material facts independently before relying on them.

7. Limitation of liability

TO THE FULLEST EXTENT PERMITTED BY LAW, THE BROKERAGE, ITS LICENSEES, AGENTS, EMPLOYEES, AND SUPPLIERS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, REVENUE, DATA, OR GOODWILL, ARISING OUT OF OR RELATED TO YOUR USE OF, OR INABILITY TO USE, THE SITE.

NOTHING IN THESE TERMS LIMITS LIABILITY THAT CANNOT BE LIMITED UNDER APPLICABLE LAW, OR THE OBLIGATIONS THE BROKERAGE OWES UNDER THE TEXAS REAL ESTATE LICENSE ACT TO PARTIES TO REAL ESTATE TRANSACTIONS IT REPRESENTS.

8. Indemnification

You agree to indemnify and hold harmless the Brokerage and its licensees, agents, and employees from any claim or demand, including reasonable attorney's fees, arising out of your breach of these Terms, your misuse of the Site, or your violation of any law or third-party right.

9. Governing law and venue

These Terms and any disputes arising out of or relating to the Site are governed by the laws of the State of Texas, without regard to its conflict-of-laws principles. Any action shall be brought exclusively in the state or federal courts located in Harris County, Texas, and you consent to the personal jurisdiction of those courts.

10. Changes to these Terms

The Brokerage may revise these Terms at any time. Revised Terms take effect when posted to this page. The "Effective" date at the top reflects the latest revision. Continued use of the Site after a revision constitutes acceptance of the revised Terms.
