THRED Realty ("we," "us," or "our") is a Texas real estate brokerage. This Privacy Policy describes how we collect, use, share, and protect personal information when you visit thredrealty.com (the "Site") or otherwise interact with our brokerage services.

By using the Site or engaging with our services, you agree to the practices described in this policy. If you do not agree, please do not use the Site.

We collect information in three ways.

Information you provide. When you fill out a contact form, request a property match, apply to sponsor your license with us, or otherwise communicate with us, you may give us your name, email address, phone number, mailing address, property preferences, TREC license number, brokerage history, and any other information you choose to include.

Information collected automatically. When you visit the Site, our hosting infrastructure and analytics may record IP address, browser type, device information, pages visited, time spent, referring URLs, and similar technical data.

Information from third parties. We may receive information from public records (MLS, county records, TREC), vendors we use to operate the brokerage (payment processors, e-signature platforms, transaction-coordination software), and other parties to a real estate transaction (other agents, brokerages, lenders, title companies).

We use information to:

— Respond to inquiries and operate our brokerage services
— Match you with properties or representation appropriate to your stated criteria
— Execute, document, and close real estate transactions you are party to
— Meet our legal and regulatory obligations as a Texas-licensed brokerage (TREC recordkeeping, transaction-file retention, anti-money-laundering requirements where applicable)
— Improve the Site and our service offerings
— Send service-related communications (transaction updates, document requests, follow-ups)
— Send marketing communications you have not opted out of

We do not sell personal information.

We share information only where necessary to operate the brokerage and serve our clients:

— Counterparties to your transaction (buyers, sellers, landlords, tenants, their agents and brokerages)
— Service providers (title companies, lenders, surveyors, inspectors, e-signature platforms, transaction coordinators, accounting/payment processors)
— Public-record systems where required (MLS listings, deed records)
— Regulators and authorities (TREC, IRS for 1099s, courts under subpoena)
— Successors in interest if the brokerage is sold or reorganized

We do not share your information with marketers or data brokers.

The Site uses a small number of cookies and similar technologies for the Site to work properly, to remember your preferences, and to measure aggregate usage. We do not use advertising cookies or cross-site tracking on this Site.

You can disable cookies in your browser settings. Disabling cookies may impair some Site functionality but does not block access to information about the brokerage.

We use commercially reasonable administrative, technical, and physical safeguards to protect personal information we hold — including access controls, encryption in transit, and limited retention.

No method of internet transmission or electronic storage is fully secure. You should not send highly sensitive information (Social Security numbers, banking credentials, etc.) by unsecured email; we will direct you to a secure channel when such information is required for a transaction.

You may:

— Ask what personal information we hold about you and request a copy
— Ask us to correct inaccurate information
— Ask us to delete information that is not subject to a legal retention obligation (Texas real estate transaction files are subject to TREC retention rules and cannot be deleted earlier)
— Opt out of marketing communications by following the unsubscribe link in any marketing email or by contacting us directly

To exercise any of these rights, contact us at the address in section 10. We may need to verify your identity before acting on your request.

The Site is not directed to children under 13. We do not knowingly collect personal information from children under 13. If you believe a child has provided personal information to us, please contact us and we will delete it.

We may update this policy from time to time. Changes are effective when posted to this page. The "Effective" date at the top of the policy reflects the latest update. Material changes will be noted at the top of the page for a reasonable period.
